The Fripp Island Property Owners Association (FIPOA) interacts on a positive level with The Fripp Company regarding development and general matters of concern to all islanders.
FIPOA owns the island's half-mile access bridge, its streets, lagoons, lakes, beach accesses and other common areas. It also provides the island's security service.
Architectural Review
Protective covenants and architectural standards maintain harmony between development and the environment. Charged with preserving Fripp Island's natural beauty, the Architectural Review Board reviews and approves new home designs, remodeling efforts and landscaping.

2009 FRIPP ISLAND HOMEOWNERS INFORMATION
1. Fripp Island Property Owners Association. This is our island owners association and these fees represent maintenance and landscaping of the island common areas, lagoons, roadways, beach access walkways, security operations, POA buildings, and the Fripp Bridge Fund.
Lot or Home assessment in 2009 is $840.00 Per Year
2. Beaufort County Property Taxes. The Beaufort County assessor places an appraised value on real estate based on comparable sales, condition, etc. tH
Example: Resident / Owner Occupied : 4%
per $100,000 assessed x 4%= $4,000.00
$4,000.00 x Fripp Island Millage Rate of 95.2 Mills=$380.80 (per $100,000 assessed) (195.4 mills - 100.2 mills for School operation millage exemption = 95.2 mills)
Example: Non-Resident / 2nd Home or Homesite: 6%
per $100,000 assessed x 6%=$6,000.00
$6,000.00 x Fripp Island Millage Rate of 195.4 mills=$1172.40 (per $100,000 assessed) ( School Operation Exemption does not apply to Non-Resident or Homesite)
Sewer Assessment:
$503 per year thru 2027
( Fripp Island Public Service District Annual assessment for new sewer plant. This will appear on your Beaufort County tax notice)
3. 2009 Estimated insurance costs:
Fripp Island is a barrier island. Homeowners may be required to carry flood and wind & Hall insurance in addition to homeowners insurance. Total insurance cost can range from $4,000.00 to $15,000 or more depending on age, size, use ( rental vs personal) and location.

A telephone call is all that is required to establish service. A deposit may be required if you have not had prior service with SCE&G or may be waived with a letter of credit from your current service. If you are a BUYER, please give the effective date as the day after your scheduled closing. If you are a SELLER, please give permission for the buyer to have the service transferred to their name. DO NOT tell SCE&G to DISCONNECT, just give permission to transfer and give them your forwarding address for your final bill.

Ownership of property on Fripp Island entitles you to purchase membership in the Fripp Island Club, which
is necessary to enjoy the amenities. Please call the Club office at (843) 838-1528.

Windshield decals are available through the Fripp Island Property Owners Association.
