The Fripp Island Property Owners Association (FIPOA) interacts on a positive level regarding development and general matters of concern to all islanders. Protective covenants and architectural standards maintain harmony between development and the environment. Charged with preserving Fripp Island’s natural beauty, the Architectural Review Board reviews and approves new home designs, remodeling efforts and landscaping.
In addition, the FIPOA owns the island’s half-mile access bridge, its streets, lagoons, lakes, beach accesses and other common areas. It also provides the island’s security service.
Condo Regime Fees –
Vary per unit and fees can be supplied upon request.
Insurance Costs –
Estimated between $3000 and upwards depending on deductibles coverage, location, value. Typical types of insurance include wind and hail, flood, golf cart, and contents. Several vendors are available in Beaufort.
Club Membership is not required when you purchase real property on Fripp Island, but is required for use of pools, golf courses, racquet club, and restaurants. Primary residence owners who prove residency pay a lower amount in real property taxes versus investment or second home owners. Keep in mind South Carolina does have some homestead exemption options, but the link below will take you to the Beaufort County government website to estimate taxes based on home value.

As Beaufort County Assessor, it is always my privilege to share with you the latest available Beaufort County real property information.
All tax year 2013 Reassessment appeals received have been reviewed at the assessor’s level absent those scheduled for further administrative review. For tax year 2014, our staff appraisers reviewed 1,080 appeals of the 1,890 received. Appeal status is updated daily and can be tracked at: http://www.bcgov.net/online-services/appeals-viewer.php
Renting Primary Residences Assessed at 4%
Commencing in Tax Year 2014, the South Carolina General Assembly passed legislation increasing the number of allowable calendar year rent days from 14 to 72 days without forfeiture of the 4% resident property tax exemption. If a property currently receives the same exemption, ANY changes in rental status must be reported to the Assessor’s Office within 6 months of the date of change.
In cases of property rental, the administrative review of 4% Special Assessment Ratio applications now includes a requirement to file the Rental Addendum with the application. Information requested includes but is not limited to such items as: rental history, rental marketing methods, accommodation tax reports, and Federal and State income tax returns including all schedules. We may also conduct onsite inspections of the subject property to ascertain occupancy status.
Declaration of rental history results in a 1-year exemption only and requires annual application.
Property Tax Savings for Active Members of the Armed Forces
Active members of the Armed Forces who are residents of another state are considered residents domiciled in South Carolina as long as the member’s permanent duty station is in South Carolina. PCS orders filed with the County Assessor is proof of the member’s duty station. Application deadline is before the first penalty date for payment of taxes for the tax year the applicant claims eligibility.
In addition, if a member of the Armed Forces who received permanent change of duty station or temporary duty assignment for at least one (1) year regardless of assignment location and at the time of receipt of said orders was receiving the 4% ratio or then receives rental income from the property, the 4% residential ratio is retained for as long as the owner remains on active duty. This does not apply if the owner or a member of the household claims the 4% ratio on another residence in the state. *Annual filing of the Military Affidavit by May 15th is required in order to receive the property tax savings of the 4% Special Assessment ratio under this provision of the law.

A telephone call is all that is required to establish service. A deposit may be required if you have not had prior service with SCE&G or may be waived with a letter of credit from your current service. If you are a BUYER, please give the effective date as the day after your scheduled closing. If you are a SELLER, please give permission for the buyer to have the service transferred to their name. DO NOT tell SCE&G to DISCONNECT, just give permission to transfer and give them your forwarding address for your final bill.

Telephone contact and application is needed to establish service in your name; however, you will need to know the closing date so a water reading can be completed. SELLER should call to give FIPSD your forwarding address for your final bill. Apply Online: www.fipsd.com
We suggest that you call them at least one week before closing, as a deposit may be required before your service is connected, or may be waived with a letter of credit from your current service. You will have your choice of long distance carrier, request MCI for rental program.

Ownership of property on Fripp Island entitles you to purchase membership in the Fripp Island Club, which is necessary to enjoy the amenities. Please call the Club office at (843) 838-1528.
